A common misconception by many new construction buyers ...

"Oh, were buying new construction, its new what could be wrong or go wrong, and even if it did the builder will take care it now, or as they have said they would after we close during the first years warranty" Unfortunately, through many, many years of inspecting new construction Home Buyer Advocates has learned this statement couldn't be further from the truth.

Through our Professionalism The Home Buyer Advocates New Construction and Warranty Inspection Team Have Developed and Maintained a Successful Working Relationship with MOST of the builders and their Site Superintendents in Lake, Cook and Mchenry Counties and well as a close working relationship with MOST code officials and municipal and county field inspectors in the area. As Builders ourselves we are intimately familiar with all national building standards and local and national codes in all communities in this area. We found because we are builders as well we can relate to the developer and site superintendents and code official at a higher, more productive scale. These skills sets, relationships and this knowledge base allows us to better serve you by ensuring the best possible inspection results, builder correction levels, the best possible response from the builder and to insure long term integrity and a better build for you.

Professional, detailed Inspections should be done at various times throughout the construction process by an experienced, professional, independent inspector. At least four detailed inspections should be done from foundation to final walk through insure sound, safe construction built to the highest available industry standards & using the highest quality materials available. Most people have a tendency to think " It's new construction what could go wrong, or " It's new so it must be the highest quality and won't have problems unlike existing homes" The unfortunate reality is nothing could be farther from the truth.

Unlike other inspection companies Home Buyer Advocates New Construction Inspections are done by inspectors with extensive and specific new construction, code and building official experience. Our inspections are comprehensive, productive, inexpensive and a good value.

From foundation excavation to final walk through we work with you and your builder to give you a better, safer house built to higher standards with the highest quality workmanship using the highest quality materials possible. Not built to just minimum code standards, using defective materials and poor workmanship, that far to many production builders provide. By far our longest lists of repairs and upgrades on materials, workmanship and installations is in new construction and remodeling. This is because many times, low grade or defective materials are used, manufactures recommended installation methods and procedures are not followed, poor workmanship or unsafe installations exist primarily to just get the job done as fast and inexpensively as possible and to close the house, many times using unsupervised, unskilled, un-trained or under trained crews. 90% of the new homes and major construction projects we inspect have a minimum 30 item list of necessary repairs and upgrades needed from misplaced, missing foundation anchor bolts, cracked wall and load bearing support lumber, poorly installed roof deck and sub flooring, miss installed siding, sheathing, roofing, flashing, window wells, and much more. Poor workmanship and defective materials are unfortunately altogether to common.

We suggest a minimum of four site inspections starting with the foundation, next rough structural, then mechanical, then finally a finish inspection prior to your final walk through with the builder. We have one set low inspection fee regardless of the number of site visits required to ensure a better, safer build for you and your family. It is not unusual for us to visit the site 20 or more times during the build process.
